Michael J. Salnek R.C.M.
Owner, Pro Guard Property Management
The owner and active Property Manager has been in the business community for over 20 years. He is familiar with the Barrie area as he and his family have resided there since 1985. The Collingwood area has become his second home, and Mike has provided property management services in the Collingwood area since 1994.
His career has been diverse, which has developed his skill of flexibility. His experience of managing million dollar organizations has also made him aware of the necessity and importance of good communication. His management style is simple; be firm, be fair and keep a high standard. This method of management has allowed him to develop his interpersonal skills to a level that would be the envy of most company presidents.
He has completed the Ontario Real Estate Course and was active in sales for five years. Realizing that the care of real estate for the investors or homeowners was more interesting and more rewarding than selling, he became very interested in property management.
As a Human Resources Manager for a number of large companies, Michael developed strong people skills, which has become an added strength to developing successful property management teams for condominium corporations.
After successfully completing the Condominium Management and Administration Certificate Program (with Honours) at Humber College this brought him one step closer to his career goal.
Requiring some hands on experience he joined the management team of an Ontario Residential Builder/Developer. This gave him vast exposure to the condominium, commercial and retail building industry as well as experiencing the transition between the builder and condominium owners and commercial tenants.
This all led to the opening of his own property management business, Pro Guard Management, in 1997 serving the Barrie, Toronto and Collingwood areas. Over the last decade, Michael has steadily grown his company into one of the best and most well-known property management firms in the Barrie and Collingwood area.
John Gratto
Property Manager
John has over 20 years experience as a Real Estate agent and has demonstrated his loyalty to the Century 21 team. He is the recipient of the Centurion Award and continues to achieve award winning status year after year.
After graduating with an Electrical Engineering Technologist Certificate, John continued to familiarize himself with Building Code Regulations, Quality Assurance Standards and Service Management. While gaining hands-on experience as a builder, renovator and project manager, John has developed superior problem solving and leadership skills. He is personally familiar with many of Barrie’s local builders.
John has 15 years experience owning and operating commercial and residential rental properties. He is a certified Property Manager through the Ontario Real Estate Association. John is currently registered in the OREA property management course.
Brian Schryver R.C.M.
Property Manager
With in-depth experience and education in the condominium industry, Brian co ordinates maintenance and repair-related activities as well as special projects on behalf of each of the Condo Corporations that Pro Guard Management represents. Specific responsibilities include:
• Liaises with contractors and service providers to obtain written quotations for a variety of larger repair projects including: provision of project specifications/site plans to each contractor, arrangement of site meetings with Property Manager as required, receipt and review of written quotations, and preparation of spreadsheet summaries for Board review and approval.
• Co-ordinates completion of large repair projects to ensure work is completed to specifications and on a timely basis.
• Reviews contractor invoices against written work orders, verifies that work is complete, and approves invoices for processing.
• Fields homeowner inquiries and requests, explains rules & regulations matters, obtains information on repair requests from homeowners.
• Assists with ongoing, regular site inspections and attends contractor meetings.
• Prepares annual condominium budgets and presents them to the Board of Directors. Attends regular Board Meetings to discuss outstanding issues and provides recommendations for resolution to the matters.
John Dunnett
Property Manager
John has over 30 years of senior business management experience with an emphasis on facilities management and project management. He prides himself on his attention to detail while applying his customer-focused approach to his key position. John’s Commitment to Pro Guard Management and Our Clients:

Robyn Belleghem
Office Administration
Robyn has worked in the property management industry for over twelve years. She is generally the first person homeowners come into contact with, be it in person or by phone:
• Communicates with owners on repair issues, deficiencies and condo procedures.
• Collects monthly common element fees, follow-up on delinquent payments, etc.
• Prepares accounts payable cheques and follows-up with vendors on billing discrepancies or overcharges.
• Co-ordinates with the Board of Directors regarding set-up of Annual General Meetings and other Special Meetings, Directors’ meetings, booking of rooms, etc.
• Assists with compiling the necessary documents for year-ends.
• Prepares contracts for various services including landscaping, snow removal, property management.
Patricia Wark
Office Administrator
Patricia also has knowledgeable experience in office administration and customer service. She has worked in the service industry for over fifteen years. Some of her specific duties are as follows:
• Prepares written work orders/purchase orders for suppliers and contractor. Tracks work order/repair history on property management database/accounting system (Constar).
• Assists with office administrative functions, ie; phones, mailouts.
• Maintains homeowner files, condo registries and database, inputs changes of address and contact information, etc.
• Provides backup to Office Administrator for various administrative duties.
• Facilitates Reserve Fund Study process from initiating contact with Engineer through to final mail out of Form 15 to homeowners.
Carol Edwards
Accounting
Carol has been working in residential condominium management for over nineteen years. She has a strong background in accounting procedures using the Constar property management system. Carol was responsible for condominium accounting for numerous Cranberry Condo Corporations while employed at Cranberry Resort. She currently manages all accounting functions for the Pro Guard portfolio, including accounts payable and receivable, monthly financial statements, preparation of year-ends and liaison with our auditor, Ian Whitton, CA.
